What Buyers See in the First Photo

Your listing photographer gets one morning. Whatever your exterior looks like that morning is what forty thousand people scrolling Zillow will decide your house is worth. Pre-listing pressure washing in Tampa should happen 7 to 14 days before photos — long enough that everything is bone dry and the landscaping has recovered, close enough that nothing has regrown.
Agents in South Tampa know this already, which is why we get a steady stream of calls that start with "we list in three weeks." The ones that go best start five weeks out.
Which surfaces actually move the needle on listing photos?
In order of how much they change the frame:
- The roof. It's 30–40% of a front elevation photo and the single thing buyers read as "age." A streaked tile roof reads as a roof that needs replacing even when it has fifteen years left.
- The driveway and walkway. The eye follows them straight to the front door. Stained concrete makes the whole facade look tired.
- The front elevation and entry. Soffits, the entry ceiling, columns, and the area under the gutter line.
- The pool deck and cage. Pool photos are the second-most-viewed images in a Tampa listing. A green screen kills them.
- Windows. They don't show in wide shots, but they show in every interior shot looking out, and in the twilight photos.
- Fence and dock. Matters enormously on Davis Island and Bayshore waterfront listings where the back of the property is the selling point.

How far ahead of listing photos should it be done?
Give yourself a real buffer:
- 4–5 weeks out: walkthrough and quote, schedule the work.
- 2–3 weeks out: roof, house wash, hard surfaces, pool enclosure.
- 1 week out: paver sealing if you're doing it, which needs dry weather and 24–48 hours of cure.
- 2–3 days out: windows, and a light rinse of the driveway if any landscaping work happened after the wash.
- Photo day: nothing wet, nothing in progress, no hoses on the lawn.
The mistake we see most often is cleaning and sealing two days before photos. Sealer looks fantastic once cured and looks patchy and dark while it isn't.
Does a dirty roof come up in the inspection?
Not as a defect in itself, but it reliably triggers attention. Heavy algae and lichen on tile hides cracked and slipped tiles, holds moisture at the headlaps, and gives an inspector a reason to write "recommend evaluation by a licensed roofer" — which in a Florida transaction can turn into an insurance conversation, a credit request, or a re-trade. A clean roof lets the inspector see an intact roof.
On shingles, long-term algae accelerates granule loss, and granule loss is what an inspector measures when estimating remaining life. We've had sellers tell us a roof cleaning two weeks before inspection was the best money they spent in the whole transaction. We can't promise you that outcome, but we can promise the roof will stop being the thing people squint at.
Is this worth doing on a $1M+ home?
More so, not less. At the high end, buyers are comparing four or five similar properties, and exterior condition is the fastest proxy they have for how the house was maintained. Nobody tours a Bayshore or Hyde Park home and thinks "the sellers just didn't get around to washing it." They think the house was neglected and start pricing in unknowns.
The flip side is that it's one of the only pre-listing investments where the work is visible, fast, and doesn't involve contractors in your house for a month.
What a full pre-listing exterior includes
For a typical South Tampa estate we're looking at one to two days:
- Soft wash roof, treating algae and lichen at the root
- Soft wash all elevations, soffits, fascia, and gutter exteriors
- Clean driveway, walkways, entry, and curb apron
- Pool deck, pool cage frame and screens
- Fence, dock, and seawall where applicable
- Exterior window cleaning, screens and tracks
- Final walk with you before we leave
