Park: Cleaning a Hundred-Year-Old Home Without Wrecking It

A 1920s bungalow on Swann is not a 2019 build in Wesley Chapel, and it should not be cleaned like one. Soft washing in Hyde Park means low pressure, controlled chemistry, and a crew that knows what soft lime mortar, old-growth wood trim, and single-pane glazing putty do when you point a pressure wand at them. The answer is: they fail, and they fail permanently.
We love these houses. We also treat them with a lot more caution than a stucco two-story, and the extra care is most of what you're paying for.
What makes an older Hyde Park home different?
Four things, and each one rules out a tool that works fine on newer construction:
- Soft lime mortar. Pre-war brick was laid with lime mortar that's intentionally softer than the brick. Pressure blows the joints out, and repointing a full elevation is a masonry project, not a cleaning one.
- Painted wood siding and trim. Decades of paint layers over old-growth wood. High pressure drives water behind the paint film and lifts it in sheets a month later.
- Glazing putty and original windows. Putty is brittle after eighty years. Direct spray cracks it and you get leaks.
- Historic district rules. Much of Hyde Park sits inside a local historic district, so anything that changes the appearance of the exterior — and that includes aggressive cleaning that lightens brick unevenly — is worth checking before, not after.

Will soft washing remove mildew from old brick and stucco?
Yes, and better than pressure does. Mildew, algae, and lichen are living organisms. A pressure wand knocks the visible layer off and leaves the root structure in the pores, which is why blasted surfaces look clean for four months and then look worse than before. A soft wash applies a properly diluted cleaning solution at garden-hose pressure, lets it dwell, kills the organism, and rinses.
On older masonry we dial the mix down and lengthen the dwell instead of going stronger and faster. It takes more time on site. It also means your brick comes out looking like clean brick rather than freshly abraded brick, which is a difference you can see from the sidewalk.
What about the tile roof and the wood details?
Hyde Park has a mix of original barrel tile, old flat tile, and newer architectural shingle, often on the same block. All of it gets the same rule: nobody walks an old tile field, and nothing gets pressure. Access is from ladders and lifts, chemistry does the work, and runoff is managed so it doesn't sheet down a painted porch ceiling.
Wood details — porch columns, brackets, rafter tails, pergolas — get hand attention. On a lot of these homes the trim is the architecture, and it's also the most fragile thing on the house. We'd rather spend an extra hour with a soft brush than explain why a bracket is now fuzzy.
How do you protect the landscaping?
This is a bigger deal in Hyde Park than almost anywhere we work, because the plantings are as old as the houses and often just as valuable. Our process:
- Pre-soak every bed, hedge, and specimen within range — saturated soil and leaf surfaces won't absorb the solution.
- Tarp or bag anything delicate, plus light fixtures, outlets, and door hardware.
- Rinse plants again during the work, not just after.
- Final flush of the beds and the hardscape so no residue sits overnight.
- Walk the property with you before we pack up.
Oak roots, confederate jasmine, old camellias — we plan around them. If something genuinely can't be protected, we tell you before we start rather than after.

How often should an older home be washed?
Every 12 to 18 months is the realistic cycle in South Tampa, and it's better to do it lightly and often than aggressively and rarely. Older, more porous surfaces hold growth more readily than modern finishes, so by the time a house looks bad it has usually been colonized for a year or more. A maintained house needs a gentler mix every time, which is exactly what you want on a hundred-year-old facade.
If the house is on a repaint cycle, wash it before the painters bid. They'll give you a more accurate number when they can see what they're actually painting, and the prep will go faster.
