Can you pressure wash a tile roof? Technically yes. Should anyone ever do it to yours? No — and the reason isn't the tile's finish, it's the fact that a person is standing on it.

Tile roof cleaning in Tampa is done at low pressure, with the crew on ladders and the cleaning solution doing the work chemically. Concrete and clay barrel tile are strong in compression across the arch and brittle at the edges, and a 200-pound installer stepping on the wrong third of a tile cracks it. On a home in Avila or Culbreath Isles with a fifty-year clay tile roof, replacement tile in a matching profile and color often doesn't exist anymore.

What those black streaks actually are

They are not dirt, soot, or "roof mold" in the way most people mean it. The black staining running down Tampa Bay tile roofs is Gloeocapsa magma, a cyanobacteria that feeds on the limestone filler in roofing material and on airborne organic debris. It spreads by spore, which is why one streaked house on a street tends to become three within a couple of years.

Two things make Tampa Bay a near-perfect habitat for it: the humidity never really drops, and the afternoon rain pattern keeps a roof damp into the evening for most of the year. The staining always appears first on the north slope and under tree cover, because those surfaces stay wet longest.

Does the algae damage the roof, or is it cosmetic?

Both, in that order. For the first year or two it's cosmetic. After that it holds moisture against the tile and, more importantly, against the underlayment and the valley metal beneath it. On a tile roof the tile itself may last fifty years, but the underlayment is the actual waterproofing layer and it has a far shorter life — anything that keeps it damp shortens it further.

The other real cost is heat. A dark, streaked roof absorbs noticeably more solar gain than a clean one, which is not a rounding error in a Tampa August.

How often should a tile roof be cleaned in Florida?

Every 18 to 36 months for most Tampa Bay homes. The variables that push you toward the short end:

• Heavy tree canopy, especially live oak
• A north-facing primary slope
• Proximity to water — Bayshore, Davis Island, the Pinellas coast
• A roof that has never been treated and already carries visible streaking

Homes on an open lot with full afternoon sun and no overhanging canopy can often go three years. What we'd steer you away from is the "clean it when it looks bad" approach, because by the time streaking is obvious from the street the colonization is well established and the clean takes longer.

What a professional tile roof cleaning actually involves

1. Landscaping protection first. Beds, specimen plantings and turf get pre-wet and tarped. This step gets skipped by cheap operators and it is the one that costs homeowners a hedge line.
2. Downspout and gutter isolation so runoff is controlled rather than dumped into beds.
3. Low-pressure application of a cleaning solution from ladders and extension equipment — no walking the field of the roof.
4. Dwell time. The chemistry needs minutes to work. Rushing this is what leads people to reach for pressure instead.
5. Controlled low-pressure rinse, top down, with valleys cleared.
6. Final rinse of the landscaping and everything below the roof line.

Tile vs. shingle: what changes

Shingle roofs get the same chemistry but are far more forgiving about foot traffic and far less forgiving about pressure — a pressure wand strips granules off asphalt shingle, which is the single fastest way to take years off a roof. Tile flips the risk: the surface tolerates more, the structure tolerates less. Flat concrete tile sits somewhere in between, and older clay barrel tile is the most fragile material we work on.

It's a fair question to ask any contractor bidding your roof: where will your crew be standing? If the answer is "on the roof," keep calling.

Why the cheapest tile roof quote is usually the most expensive one

We're sympathetic to how hard this is to evaluate from the outside. Every quote says "roof cleaning," and the difference between a good one and a bad one is invisible until something goes wrong. The failure modes are specific though: cracked tile you won't find until the next heavy rain, killed landscaping, oxidized screen enclosure frames from unrinsed overspray, and staining on the driveway below where runoff was never controlled.

A roof clean should leave the roof clean and nothing else different.
