Metal roof cleaning in Tampa is not a scaled-down version of tile roof cleaning. A standing seam roof is a painted surface — a factory-applied Kynar or SMP coating over steel or aluminum — and the same mix that safely strips algae off a barrel tile roof can dull, spot or streak that coating permanently. The correct approach is a milder solution, a shorter dwell, and a rinse that goes with the panel, not across it.

That distinction costs people real money every year in Tampa Bay, usually after someone hires whoever answered the phone first.

Why does a metal roof streak if metal doesn't grow algae?

The metal doesn't. The film on top of it does.

Standing seam panels collect airborne pollen, road film, oak tannin and the fine organic dust that Florida humidity turns into a nutrient layer. Algae grows in that layer, not in the steel. You also get two purely cosmetic offenders that get blamed on algae:

• Tiger striping — those vertical dark runs below the seams. That's oxidized surface residue and dirt carried by runoff, concentrating where water channels. It is a film, not corrosion, and it comes off with the right surfactant.
• Chalking — a powdery haze on older SMP-coated panels as the resin weathers. Cleaning removes the loose chalk and restores a lot of the color depth. It does not reverse the weathering.

Knowing which one you're looking at changes what we do and what we promise. We'd rather tell you a panel is chalked and will look 80 percent better than sell you a result it can't reach.

What actually damages a metal roof?

Four things, in the order we see them:

1. High pressure. A pressure wand at close range will burnish and etch the coating, and on a seam it can drive water under the panel. Metal roofs are soft washed, full stop.
2. Aggressive sodium hypochlorite concentration. Strong mixes left to dwell in Florida sun will spot a painted panel. Metal takes a weaker solution and a shorter dwell than tile.
3. Foot traffic in the wrong place. Panels are walked on the flat only, near the ribs, in soft-soled shoes. Step in the middle of a span and you leave an oil-can dent that never comes out.
4. Runoff left to dry. Dirty solution allowed to dry on a lower panel leaves a tide line. The rinse has to be continuous and top-down.

How is a metal roof cleaned properly?

The sequence we run on standing seam, 5V crimp and metal shingle roofs across Odessa, Keystone, Lutz and the Trinity corridor:

1. Pre-wet and bag all landscaping, and keep it wet from start to finish.
2. Test a small area at the eave — coating type and age change the mix, and we'd rather learn that on two square feet.
3. Apply a low-concentration soft wash solution at low pressure, ridge to eave, in overlapping passes.
4. Hold a short dwell. Minutes, not the long soak tile can take.
5. Rinse continuously and with the run of the panel, so water moves down the channel instead of across the seams.
6. Flush gutters, downspouts and any hardscape that caught runoff.
7. Walk the roof for popped fasteners, failed sealant at penetrations, and separated seams — a clean panel makes all of that visible.

That last step is quietly the most valuable thing you get. Fastener gaskets are the usual failure point on an older metal roof in Florida, and they're invisible under a layer of grime.

How often should a metal roof be cleaned in Florida?

Every two to three years for most Tampa Bay homes, and closer to two on a heavily shaded lot or anything under oak canopy. Metal sheds better than tile — the smooth coating and the slope work in your favor — so it fouls more slowly. But "more slowly" in a climate that runs 70 percent humidity most of the year still means visible striping inside 24 months on a north-facing plane.

A few local factors that pull that interval shorter: mature oaks overhead, a screened pool cage that traps humidity against a low roof section, proximity to open water and salt air, and any roof section that stays wet past mid-morning.

The case for not doing this yourself

Metal roofs are slick. They are slicker wet, and cleaning them requires them to be wet. Add a pitch, a coating you can permanently mark with one wrong move, and a solution that has to be mixed right for a material most people only guess at — this is a job where the downside of getting it wrong is a roof you look at every day for the next twenty years. There's nothing incapable about deciding that's not your Saturday.
